Step 1: Discovery Call & Site Visit
Every project starts with a 10–15 minute discovery call where we discuss:

✔️ An overview of our services to ensure the right fit
If we’re a match, we’ll schedule a site visit to:
✔️ Measure the space and assess existing conditions
✔️ Identify potential design challenges or zoning considerations
✔️ Review inspiration photos or Pinterest boards to align with your style
✔️ Provide initial insights on feasibility and permitting
Step 2: Design Proposal & Contract
Following the site visit, we’ll send you a contract outlining:
✔️ The specific design services included
✔️ Flat-rate fee structure and payment schedule
✔️ Estimated project timeline
✔️ Client responsibilities and next steps
Once signed and the deposit is received, we officially begin the design process.
Step 3: Preliminary Design Phase
For projects requiring drafting services, we start by developing two preliminary layouts for comparison. We then:
✔️ Schedule a review session (video or in-person) to gather your feedback
✔️ Refine the design based on your preferences, balancing aesthetics, function, and budget
✔️ Finalize the floor plan and proceed to construction drawings
Our comprehensive design package includes:
✔️ Dimensioned floor plans, conceptual roof plan & site plan
✔️ Electrical, lighting, HVAC, and plumbing plans
✔️ Cabinetry layouts, elevations, and finish specifications
✔️ Exterior elevations & construction notes for contractors
Step 4: Permitting & Approvals (Optional)
For homeowners who prefer a hassle-free permitting experience, we offer:
✔️ Application paperwork completion
✔️ Plan submission to the local building department
✔️ Addressing any plan check corrections
This optional service ensures a smoother process and saves you time navigating complex regulations.
Step 5: Interior Selections & Design Development
If you’ve hired JLM Designs for interior selections, we begin with:
✔️ Two initial mood boards per room showcasing material and color palettes
✔️ A review session to refine selections based on your feedback
✔️ A finalized design package, including:
- Flooring, cabinetry, and countertops
- Plumbing & lighting fixtures
- Paint colors, hardware, and custom millwork
- 3D renderings for better visualization
Step 6: Designer-Led Construction Management (Optional)
Once permits are approved and construction begins, we offer project management services to keep your renovation on track. Our oversight includes:
✔️ Weekly site visits to ensure design execution aligns with plans
✔️ Contractor coordination & quality control
✔️ Addressing field issues in real-time to prevent delays
✔️ Managing lead times and deliveries
✔️ Client updates and progress reports
This service is billed hourly, with a one-month retainer required to begin. Many homeowners find that having a designer oversee construction reduces stress and results in a higher-quality final outcome.
